Every plot
"A week" is what the plot gains each Saturday. "Full in" is how many Saturdays it takes to reach its top value.
| Plot | Papers | Price | Growth | A week | Top value | Full in | Trouble |
|---|---|---|---|---|---|---|---|
| 🌾 Swamp-edge plot Alagbado · Half plot. Sand-filled land by the creek. Cheap, rising fast, and everybody claims it. | Family receipt | ₦600,000 | 2.5% | ₦15,000 | ₦1,200,000 | 40 weeks | High |
| 🌽 Farm plot Ijoko · One plot. Cassava rows on the edge of town. The road is coming this way. | Family receipt | ₦1,500,000 | 2% | ₦30,000 | ₦3,000,000 | 50 weeks | Medium |
| 🏘️ Estate plot Ifako · One plot. A fenced plot in a new estate, beacons in the ground. | Survey plan | ₦4,500,000 | 1.5% | ₦67,500 | ₦9,000,000 | 67 weeks | Low |
| 🛣️ Roadside plot Abule Egba · One plot. Fronting the expressway. Gazetted, so nobody comes asking. | Gazette | ₦12,000,000 | 1% | ₦120,000 | ₦24,000,000 | 100 weeks | None |
| 🏢 Commercial plot Ogba · Two plots. A corner lot near the market with its C of O. Slow and safe. | C of O | ₦35,000,000 | 0.7% | ₦245,000 | ₦70,000,000 | 143 weeks | None |
The swamp-edge plot fills up fastest, in 40 weeks; the commercial plot takes 143. Growth is always on the price you paid, so it does not speed up as the value rises.

Buying a plot
- Open Phone → Invest and tap Land. Each card shows the area, size, papers, price, growth a week and trouble.
- Tap Buy. The confirm screen shows the price and what is left in your balance.
- Tap Buy plot. The plot moves to the top of the tab with today's value and what it has gained.
You can hold 3 plots at a time, of any kinds. To buy a fourth, sell one first. The top of the tab shows your total Land value and when the next growth comes.
Land grabbers
Plots on a family receipt or survey plan have trouble. Each Saturday, land grabbers (omo onile) may come and ask for a "foundation fee". The card turns red with the amount and the day you must answer by.
| Plot | Chance a Saturday | They ask | Average a week | Growth after paying | C of O |
|---|---|---|---|---|---|
| 🌾 Swamp-edge plot | 30% (1 in 3) | ₦30,000 | ₦9,000 | ₦6,000 | ₦48,000 |
| 🌽 Farm plot | 18% (1 in 6) | ₦60,000 | ₦10,800 | ₦19,200 | ₦120,000 |
| 🏘️ Estate plot | 8% (1 in 13) | ₦135,000 | ₦10,800 | ₦56,700 | ₦360,000 |
"Average a week" spreads the fee over every Saturday; "Growth after paying" is the week's growth less that average.
- Pay: the boys leave this plot alone for now and the card says "All quiet". They can come again another Saturday.
- Ignore: the plot loses 15% of its value at once.
- No answer within 48 hours counts as ignoring.

On the swamp-edge plot the boys ask ₦30,000, but ignoring them takes 15% off the value: ₦90,000 or more. The same holds for every plot.
Getting a C of O
A C of O ends the trouble for good. Tap Get C of O on a troubled plot and confirm. It costs 8% of the price you paid and is ready 7 days later; until then the card says "C of O on the way" and the boys can still come. After that nobody troubles the plot, and it keeps growing at the same rate.
- Swamp-edge plot: ₦48,000, about 5 weeks of average demands.
- Farm plot: ₦120,000, about 11 weeks of average demands.
- Estate plot: ₦360,000, about 33 weeks of average demands.
The plots on a gazette (roadside plot) or a C of O (commercial plot) never need one. Get a C of O early on a plot you plan to keep: the sooner it is through, the more demands it saves.
Selling a plot
Tap Sell on a plot you own and confirm. You get today's value less the agent's 10%, at once. You can sell only after holding the plot 7 days, and not while land grabbers wait for an answer.
| Plot | Price back after | Top value | Agent's fee | You get | Gain |
|---|---|---|---|---|---|
| 🌾 Swamp-edge plot | 5 weeks | ₦1,200,000 | ₦120,000 | ₦1,080,000 | ₦480,000 |
| 🌽 Farm plot | 6 weeks | ₦3,000,000 | ₦300,000 | ₦2,700,000 | ₦1,200,000 |
| 🏘️ Estate plot | 8 weeks | ₦9,000,000 | ₦900,000 | ₦8,100,000 | ₦3,600,000 |
| 🛣️ Roadside plot | 12 weeks | ₦24,000,000 | ₦2,400,000 | ₦21,600,000 | ₦9,600,000 |
| 🏢 Commercial plot | 16 weeks | ₦70,000,000 | ₦7,000,000 | ₦63,000,000 | ₦28,000,000 |
"Price back after" is how many Saturdays of growth it takes before a sale, after the agent's fee, returns what you paid. Sell sooner and you lose money. The gain leaves out any fees or C of O you paid on the way.
Land, businesses or vehicles?
A business or a working vehicle earns a share each evening, and that money is taxed. Land earns nothing until you sell, but its value counts in your net worth from the day you buy, and the sale is not taxed. Land suits money you will not need for months; a business suits money that should cover the rent.
Common mistakes
- Ignoring the land grabbers to save the fee: the plot loses 15% of its value.
- Leaving a demand unanswered for 48 hours: it counts as ignored.
- Selling in the first few weeks: the agent's 10% is more than the growth so far.
- Holding a plot after it reaches 2× its price: it has stopped growing.
- Putting your rent money into land: it pays nothing until you sell.
Earn the price first with jobs and skills and businesses, and see how land fits your week in money and your budget.
